Projeto Simples
Proprietary real estate feasibility platform, from the lot and zoning rules to cost, revenue and scenarios.
- Designed and built the product end to end with AI assistance: information architecture, ten-step flow, design system with 302 variables, PostgreSQL database, Python scenario engine and Next.js front end.
- R$ 232 million in sales value studied on the platform; ran 15+ conversations with brokers, architects and developers to test the product.

Repositioning of my own practice for small developers and builders.
- Designed and shipped the new website on its own design system, with tokens generated from Figma into the code and the same component names on both sides.
- Motion patterns in GSAP, ScrollTrigger and Lenis, switched on in the markup and respecting reduced motion.

Planning department unit responsible for new and renovated public facilities for the city's public tenders.
- Technical lead on 5 parallel projects, coordinating structural, plumbing, electrical, HVAC and fire safety suppliers.
- Structured the Rural Park masterplan (611,027 m²), which grounded the complementary law for its specific zone, approved within the tender deadline.
- Liaison between departments, the community in public hearings and the City Council.
- Helped create the IFC exchange protocol, working with federated models, georeferencing and a Common Data Environment.

Architecture and engineering firm with 40+ people and more than 5 million m² designed.
- Led an internal team of 4 to 6 people plus external designers, as the single technical contact for 5 accounts at once.
- Technical lead of a 22,000 m², 16-floor vertical hospital expansion, coordinating architecture, structure and MEP.
- Created an analytical budgeting standard used in 50+ budgets, reducing variations between proposals by 30 to 40%.
